Growth in Johnston County Housing Market

According to the Triangle Multiple Listing Service's Local Market Update, Johnston County has seen a substantial increase in new listings, closed listings and sales prices in 2015. The number of days in the market for a Johnston County home has decreased over 23% and homes will become increasingly hard to find as inventory has dropped over 21% from last year, down to a 3.2 month supply.

The Steady Growth of Johnston County Real Estate

According to the TMLS 2nd Quarter New Home Market Summary, Johnston County leads the Triangle in number of new home listings at 335; new home closings year to date with 619; and average sales per month at 103. Johnston County has only a three month supply of new homes, compared to North Raleigh/ North Wake County with a seven month supply. Johnston County seems poised to be the Triangle's next Hot Spot, especially for new home communities.

The trend lines of Johnston Country appear to be capitalizing on a few factors. The growth of the Triangle certainly plays a large factor, but that wouldn't necessarily explain why Johnston Country is outpacing the rest of NC. It may be difficult to circle in on just one factor, but the population does seem to track along with other Triangle suburbs like Cary and Morrisville. The similarities there would indicate that folks are looking for a short commute and all the security and community benefits that the suburbs offer. The growth of south east Raleigh and the easy access to 40 put Durham and Chapel Hill workers in easy reach and as long as job growth continues, these close suburbs are the hot spots that folks should be keeping an eye on.

Sherrill Place is one example of a new home community opening in the Johnston County market. Sherrill Place, currently open for sales, has a total of 35 home sites and will feature custom homes built by J. Fuller Homes. Sherrill Place has large, flat home sites and easy access to both I40 and US50. J. Fuller Homes is building homes from 2884 SF to over 4280 SF, with charming elevations and open floorplans.
